The investor profile will allow us to determine the projects that correspond to you. Define your investor profile on the basis of your needs and requirements in order to discover the real estate projects presented by KOALA that correspond to you, whether you are a novice or seasoned individual investor or a professional (family office, pension funds, insurance companies, banks, etc.).
The registration is done in 4 steps:
- Identity and motivations: fill in your identity, your investor profile and your investment objectives,
- Investment situation and experience: fill in your situation and preferences. Read about the risks of investing in unlisted companies,
- Electronic signature: validate your registration and confirm the information provided,
- Supporting documents: send us your documents (ID and proof of address)

KOALA aims to make real estate investments accessible to as many people as possible.
The minimum amount to be invested per project is €500.
The maximum amount that can be invested per project will be communicated to investors on a case by case basis.
Project applicants will meet quality and diversity criteria. A project selection committee made up of financial, legal and real estate experts will validate the products.
Depending on their characteristics, the projects offer an annual return (interest rate) of 3 to 10%.
A) Or the application has been 100% funded
I then have 4 working days to withdraw by sending an e-mail to email@example.com. Some projects will also be subject to other conditions precedent. If these conditions are not met within the time limit, I will receive a full refund at no cost. I will be able to consult my investment in my personal space.
B) Or it is less than 100% funded but has reached the minimum amount
The fundraising campaign may be extended. Once the campaign is over, I have 4 working days to withdraw by sending an e-mail to firstname.lastname@example.org. Some projects will also be subject to other conditions precedent. If these conditions are not met within the time limit, I will receive a full refund. I will be able to consult my investment in my personal space.
C) If the minimum amount has not been reached
The fundraising campaign may be extended. If after this extension the minimum amount has still not been reached, I will be reimbursed in full.
It is my responsibility to assess the risk I am willing to take. I can minimise this risk by diversifying my investments in several projects. The main risk for the investor is the loss of capital. For a capital-assured project, the risk is in the expected return. Depending on the type of project and the financial guarantees offered by the project owner, Koala will assign an indicative risk level.
Registration on the Koala platform is entirely free of charge. KOALA does not charge any fees to investors when they subscribe to the project(s).
For Belgian residents: for natural persons, a 30% withholding tax will be levied at source on the interest rates on loans. As this tax is deducted at source, there is no formality to be completed at the level of the tax return. No tax will be levied by KOALA on legal entities. Non-Belgian residents will have to refer to the taxation rules in force in their country.
The entire KOALA website is secured by the https protocol. This ensures that all your information is transmitted to us securely. In addition, KOALA's use of data is subject to the European GDPR regulation.
KOALA uses an evaluation grid that analyses the feasibility of the project from a technical and financial point of view. This will give you an indication of the estimated risk level of the project. A higher interest rate indicates a higher level of risk.
Investments are made by bank transfer.
The investor will have to answer a quiz to establish whether he or she has sufficient investment knowledge.
GDPR "General Data Protection Regulation" is a binding piece of European Union legislation aimed at ensuring the protection of personal data for EU residents from 25 May 2018.
The remaining amounts due for outstanding claims will of course be reimbursed to the appointed trustee upon presentation of a certificate of inheritance.

The real estate projects proposed will meet quality and diversity criteria. A project selection committee made up of financial, legal and real estate experts will validate the products. These real estate projects will be innovative, eco-responsible and will reflect tomorrow's societal needs and our lifestyles.
The amount to be raised and the time limit for raising this amount are specified for each project. Fundraising is also subject to the terms and conditions set out in the information note. From the start of the campaign, investors can inject any amount they wish. The project holders will sign an investment agreement in which they commit to repaying the sums loaned as well as the interest and will only have access to these funds at the end of the campaign. In addition, project holders will ensure that investors are regularly informed about the progress of the project.
The investment projects proposed by KOALA concern either the renovation and refurbishment of existing buildings, rental investments or the development of new properties. Any company proposing a project that meets these criteria can apply to raise funds of between €250,000 and €5,000,000. However, project leaders must prove their solvency and the profitability of the project.
In the context of participatory financing, Belgian law allows you to raise a maximum annual amount of 5 million euros from individuals.
KOALA acts as an intermediary between investors and project owners.
The services offered by KOALA are intended for companies in the Euro zone that meet the following criteria: have been in existence for at least 3 years, have a minimum turnover of 750,000 euros and are profitable. However, project leaders must prove their solvency as well as the profitability of the project.
The first contact with KOALA is entirely digital. You will be asked to fill in a number of details about your company and your project.
The KOALA selection committee carefully analyses the application files submitted by the companies and decides whether the project is eligible for fundraising. If the answer is positive, a financing proposal is made. This process usually takes less than 15 days.
KOALA helps you to better value your real estate project thanks to its community of investors. In addition, the availability of equity provided by KOALA allows the project owner to diversify on various projects in parallel.

The FSMA has the status of an autonomous public body. This means that it has been established by law and that it carries out independently the tasks of general interest entrusted to it by the legislator.
The FSMA supervises the Belgian financial sector alongside the National Bank of Belgium (NBB).
The FSMA's competences are divided into six parts
